Trump went to Gracie Mansion on Monday, the first sitting president to make an official visit there since the 1980s. He and Zohran Mamdani talked about building 12,000 homes over a rail yard in Queens. Asked straight out whether he would pay for it, he did not say yes.

The Sunnyside Yard plan
This is the real thing on the table, and it is big.
Sunnyside Yard is 180 acres of Amtrak rail yard in Queens. The plan is to deck the whole thing over and put a neighborhood on top. 12,000 affordable homes. Sixty acres of public space, schools, libraries, child care, health clinics.
It would be the largest single housing project in New York City since 1973. It also needs more than $21 billion in federal grants.
What they actually agreed to
They agreed to move it to a “new level.” In practice that means City Hall’s housing and operations people go into direct talks with the White House. The subjects are financing and the federal approvals a platform that size would need.
That is a process, and a real one. It is not money.
Asked point blank if he was committing to the project, Trump did not commit.
It’s going to need a lot of federal approvals and probably some federal money to do it. But it’s always been a great location.
President Donald Trump, on Sunnyside Yard
“Probably some federal money” against a $21 billion ask is not a number.

The rest of the room
- Trump said Mamdani has the potential to be a great mayor. “You’re going to be a great one.”
- Mamdani said he told Trump directly that he disagreed with the White House press ban, and that there would be no such restrictions at Gracie Mansion.
- Trump defended the ban anyway, saying the press “has an obligation to be fair.”
- Immigration and counterterrorism funding came up.
- Mamdani called it a “productive meeting.”
What the relationship has produced before
One thing worth putting on the record, because we left it out when we previewed this meeting. These conversations have already produced one concrete result. A Columbia University student was released from ICE custody after Mamdani raised it.
That is a person who got out of detention. It is not nothing, and it is more than most mayors have gotten out of this White House.
The BeezLoop Take
We said before this meeting that nobody could name a result from the first two. That was too strong, and the Columbia student is the correction.
What happened Monday is still a process, not a commitment. Housing teams talking to White House staff about approvals is a genuine step. It is also the kind of step that runs for a year and ends nowhere. Trump had one question to answer, which was whether he would fund it, and he answered it with “probably some federal money.”
Mamdani is playing this about as well as the hand allows. He walked into a room with a president who calls him a communist. He came out with federal housing talks and a “you’re going to be a great one.” He also said to Trump’s face that the press ban was wrong, which is more than the people who work for Trump have managed.
The thing to watch is whether the warmth survives a no. Right now nobody has been told no about anything. Sunnyside Yard needs $21 billion from an administration that has been cutting. If that money never comes, three friendly meetings will not have bought New York a single apartment.
Worth remembering what else was happening this week. A Fox News poll has 53% of voters saying immigration enforcement has gone too far, and an ICE agent shot a food delivery driver in Austin on Sunday. Mamdani runs a city full of immigrants. That conversation is still coming.
The question
Mamdani got talks, warm words and one student out of detention. His critics on the left say that is what cooperation buys you and it is not enough. He would say the alternative is a fight that gets New York nothing at all. Which of them is right depends on whether the $21 billion ever shows up, and nobody knows that yet.
